Located on one of the main urban arteries of Florence, the condominium at Viale Redi 69 has undergone a comprehensive redevelopment focused on technological innovation and energy efficiency. The project’s goal is to combine the functional upgrade of the building with the reduction of environmental impact, while simultaneously improving the quality of life for residents.

Project Objectives

  • Architectural enhancement: Restoration and modernization of facades, entrances, and common areas, in line with the Florentine urban context.
  • Energy efficiency and consumption reduction: Implementation of advanced solutions for thermal insulation and plant adaptation to achieve significant energy savings and improved indoor comfort.
  • Safety and durability: Use of materials and technologies that ensure greater resistance and lower maintenance costs over time.

Main interventions

  • Facade redevelopment
    The external surfaces have been completely cleaned and treated with high-performance breathable plasters and paints, capable of withstanding weather conditions and reducing the risk of cracking.
    To enhance the overall aesthetics, a harmonious color scheme with neighboring buildings was chosen, respecting the Florentine architectural tradition.

  • Improvement of thermal insulation
    The application of a thermal coat with high-density EPS panels (thickness varying between 10 and 12 cm) has significantly reduced heat dispersion.
    PVC windows with low-emissivity glass (double/triple glazing) have been installed, equipped with special seals to ensure the absence of thermal bridges and optimal acoustic insulation.
    Thanks to these solutions, the condominium benefits from a reduction in energy consumption and a significant decrease in winter and summer dispersion.

  • Plant and electrical adaptation
    The refurbishment of the systems was designed to improve the overall efficiency of the building: common areas now feature high-efficiency LED lighting equipped with motion sensors and timers, as evidenced by the new lighting fixtures.
    Fiber optic conduits and new grounding lines have been installed to ensure greater electrical safety, in compliance with current regulations.

  • Recovery and enhancement of common areas
    Special attention was paid to the interior finishes of shared spaces (entrance hall, stairwell, atrium). High-quality ceramic coverings were used, resistant to wear and easy to clean.
    Accessibility has been improved with the installation of anti-slip systems and an ergonomic handrail, also benefiting those with reduced mobility.

A new impetus for the neighborhood and the city

The redevelopment of the condominium at Viale Redi 69 becomes a concrete example of how careful design can breathe new life into an outdated building, raising livability standards and minimizing environmental impact.
